However, Kalpataru\u2019s leadership believes the perceived slowdown is more about pricing anomalies than actual demand.<\/p>\n<h2 data-start=\"940\" data-end=\"999\">Developers\u2019 Expectations Influenced by High-Priced Deals<\/h2>\n<p data-start=\"1001\" data-end=\"1421\">In a recent interaction, Kalpataru\u2019s top management, including Managing Director Parag Munot, CFO Chandrashekhar Joglekar, and Executive Director Narendra Lodha, addressed these market concerns. They pointed out that some of the slowdown speculation at the upper end of the housing market may be linked to above-market pricing and landmark deals, which have distorted expectations for other projects.<\/p>\n<blockquote data-start=\"1423\" data-end=\"1606\">\n<p data-start=\"1425\" data-end=\"1606\">\u201cAny slowdown in luxury is not because demand has disappeared, but because some landmark deals have raised unrealistic price expectations among developers,\u201d the management said.<\/p>\n<\/blockquote>\n<h2 data-start=\"1613\" data-end=\"1659\">Premium Housing Seen as Stable and Scalable<\/h2>\n<p data-start=\"1661\" data-end=\"1811\">Kalpataru\u2019s current strategy reflects a clear preference for the sub-\u20b93 crore segment, which it views as more reliable and scalable in key metros.<\/p>\n<blockquote data-start=\"1813\" data-end=\"2116\">\n<p data-start=\"1815\" data-end=\"2116\">\u201c70% of our portfolio is in the sub-\u20b93 crore segment, which is more stable in Mumbai,\u201d said Parag Munot.<br data-start=\"1923\" data-end=\"1926\" \/>\u201cAround 10% is in the \u20b93\u201310 crore bracket, which also sees steady demand. Only 20% of our projects fall into the luxury space priced above \u20b910 crore, mainly in Worli and Bandra,\u201d he added.<\/p>\n<\/blockquote>\n<p data-start=\"2118\" data-end=\"2410\">Despite caution surrounding high-end housing, Kalpataru remains optimistic. The company emphasized that luxury homes are still selling, particularly when they\u2019re part of high-quality redevelopment projects that offer premium amenities and come with the backing of a trusted brand.<\/p>\n<h2 data-start=\"2417\" data-end=\"2452\">IPO Launch Marks Major Milestone<\/h2>\n<p data-start=\"2454\" data-end=\"2702\">With a five-decade legacy, Kalpataru is now looking to raise \u20b91,590 crore through its IPO, which is set to open next week.
