The upcoming projects will span across premium, luxury, and uber-luxury residential segments, with marquee developments in Gurugram, Panchkula, Mumbai, and Goa.<\/p>\n<p data-start=\"863\" data-end=\"1142\">The real estate developer, known for shaping India\u2019s premium housing landscape, is setting its sights on creating over 37 million square feet (msf) of new developments worth \u20b91.14 lakh crore over the medium term, according to DLF\u2019s Chief Financial Officer, Badal Bagri.<\/p>\n<h2 data-start=\"1149\" data-end=\"1219\">DLF\u2019s Mega Project Pipeline Targets Premium and Luxury Segments<\/h2>\n<p data-start=\"1221\" data-end=\"1531\">DLF\u2019s development strategy is heavily skewed toward the luxury housing segment, a market witnessing strong demand from high-net-worth individuals and NRIs. The company revealed that projects worth over \u20b950,000 crore are already under execution, while the remaining will be rolled out over the next few years.<\/p>\n<p data-start=\"1533\" data-end=\"1754\">The upcoming launches include super-luxury villas, high-end apartments, and commercial properties, reflecting the company\u2019s focus on catering to evolving lifestyle aspirations and global-standard living experiences.<\/p>\n<p data-start=\"1756\" data-end=\"1965\">According to an investor presentation, 7.5 msf worth \u20b940,600 crore of projects have been launched until FY25. This includes high-profile developments like <em data-start=\"2250\" data-end=\"2263\">The Dahlias<\/em>.<\/p>\n<p data-start=\"2268\" data-end=\"2547\">Around 21 msf, valued at \u20b955,000 crore, will come under the luxury housing category, primarily expanding the <em data-start=\"2385\" data-end=\"2394\">Privana<\/em> ecosystem \u2014 DLF\u2019s flagship luxury township in Gurugram. Another 2.3 msf, valued at \u20b92,000 crore, is planned under the premium housing segment.<\/p>\n<p data-start=\"2549\" data-end=\"2698\">In addition to its residential focus, DLF also has commercial projects worth \u20b9715 crore in the pipeline, reflecting a balanced growth strategy.<\/p>\n<h2 data-start=\"2705\" data-end=\"2776\">Goa Villas Project: DLF\u2019s Foray into Ultra-Luxury Coastal Living<\/h2>\n<p data-start=\"2778\" data-end=\"3061\">One of the most anticipated launches in DLF\u2019s portfolio is its Goa villa project, expected to break ground soon. The \u201cby-invitation-only\u201d project, designed for ultra-high-net-worth buyers, will feature around 62 exclusive villas priced between \u20b940 crore and \u20b950 crore each.<\/p>\n<p data-start=\"3063\" data-end=\"3219\">Located in Reis Magos, the project will span 38 acres on a hill overlooking the Mandovi River, offering panoramic views and world-class amenities.<\/p>\n<p data-start=\"3221\" data-end=\"3568\">DLF\u2019s Joint Managing Director and Chief Business Officer, Aakash Ohri, said the Goa project is in the final stages of approval and will likely be launched in the current or next quarter. \u201cIt\u2019s a very special project designed for a niche audience,\u201d he added, underscoring the company\u2019s commitment to redefining luxury living in coastal India.<\/p>\n<h2 data-start=\"3575\" data-end=\"3620\">Strong Pipeline for the Next 18 Months<\/h2>\n<p data-start=\"3622\" data-end=\"3789\">According to DLF Managing Director Ashok Tyagi, the company has a robust pipeline for the next 18 months with several major launches scheduled across key cities.<\/p>\n<p data-start=\"3791\" data-end=\"4031\">\u201cIn the next 18 months, we have several projects coming up, including <em data-start=\"3861\" data-end=\"3885\">Arbour 2 Senior Living<\/em>, <em data-start=\"3887\" data-end=\"3908\">The Dahlias Phase 2<\/em>, <em data-start=\"3910\" data-end=\"3931\">Westpark-2 (Mumbai)<\/em>, the <em data-start=\"3937\" data-end=\"3950\">Goa project<\/em>, <em data-start=\"3952\" data-end=\"3962\">Hamilton<\/em>, and next phases of <em data-start=\"3983\" data-end=\"3992\">Privana<\/em>,\u201d Tyagi said during an analyst call.<\/p>\n<p data-start=\"4033\" data-end=\"4213\">These launches are expected to strengthen DLF\u2019s dominance in the luxury real estate segment, especially in Gurugram and Mumbai, where demand for upscale homes continues to surge.<\/p>\n<h2 data-start=\"4220\" data-end=\"4282\">Financial Performance: Strong Quarter, Year-on-Year Dip<\/h2>\n<p data-start=\"4284\" data-end=\"4557\">On the financial front, DLF reported a 54.7% quarter-on-quarter (QoQ) jump in consolidated net profit at \u20b91,180.09 crore for the quarter ended September 2025. However, the figure marked a 14.5% decline year-on-year (YoY) compared to the same period last year.<\/p>\n<p data-start=\"4559\" data-end=\"4829\">The rise in sequential profit was attributed to strong sales in luxury housing, better operational efficiency, and robust demand across DLF\u2019s existing projects. The YoY decline, analysts suggest, is likely due to a high base effect from last year\u2019s record performance.<\/p>\n<p data-start=\"4831\" data-end=\"5112\">Despite short-term fluctuations, DLF\u2019s long-term fundamentals remain strong.
